Should you remodel or move?

The honest answer depends on two things: what the move itself would cost you, and whether your problem is something a remodel can actually fix. This guide helps with both, using your numbers rather than national averages.

Compare the costs

When you move, the price difference between homes isn't lost: it becomes equity in the new house. The money that's truly spent is the cost of the move itself. That's the number to weigh against a remodel budget.

Five questions that decide it

Is the problem the house or where it is?

If what bothers you is on the first list above, a remodel can solve it. If it's on the second, no budget will, and moving is probably the real answer.

How long will you stay?

Moving costs are paid once, up front. The longer you'll stay, the more years a remodel has to earn its keep in daily life. If you're likely to move in a couple of years anyway, a big remodel is harder to justify.

Would the remodel outgrow the street?

Compare your planned spend with what similar homes nearby sell for. A remodel that makes yours the most expensive house on the street is rarely recovered at sale. Spend for your own use, not for resale, once you pass that line.

Can you live through it?

A kitchen or bathroom remodel means weeks without that room, plus dust, noise and decisions. Moving is disruptive too, but it's over in days.

What happens to your mortgage?

Moving usually means a new mortgage at today's rates. If your current rate is lower, that difference can outweigh everything in the comparison above. A lender can show you both payments.
